Nitty-Gritty: Focus on Co-Buying


Want to live in community but think you can’t afford it? 
What if you pooled your resources with another person who wants to
live in community too? 


Katie McCamant, our development consultant, always said that the most affordable way to live in community is to co-buy. To that end, we designed our 2BR/2BA home specifically to accommodate two unrelated parties combining their resources. So far, no one has taken the leap, but now, one person has boldly asked, “Why not pool our resources to enable us to live in this fantastic place?” Indeed, why not? 
This special event will introduce you to Village Hearth as well as put you in a (virtual) room with others considering pooling their resources too. To help you decide whether to attend, here’s a rundown of basic expenses: 


1150sf 2BR/2BA home cost and expenses: 


$409,000 plus closing costs (NC real estate attorney required)

$5,088/yr property taxes (per Durham City/County Tax Calculator)

$413/mo HOA dues (covers water-sewer/basic cable-internet/trash-recycling/pest-termite control; and more)

Homeowners & liability insurance for contents/doors/windows

Electric: Duke Energy (not included in HOA fees)


990sf 2BR/1BA home: 


$375,000 as above

$4,665/yr property taxes as above

$357/mo HOA dues as above

Homeowners & liability insurance as above

Electric: as above
