LODGES AT BACHELOR VIEW (Presently in the Completeness Check Approval Phase)

What’s the big deal about this proposed subdivision?

Beginning where Century Drive and Bachelor View Road intersect (across from the entrance to Tetherow) and bordering Braeburn subdivision on the north, a portion of Sunrise Village and private property to the east and southeast and Bachelor View Road on the south,  this project proposes a residential subdivision consisting of 65 homes on 10.97 acres to be built in two phases.

The first phase would be constructed within the first year following approval while the second phase would be built within five years following approval.  The project is presently in the “Completeness Check” phase which means the City’s Community Development staff is reviewing the application for completeness. When that is completed, the property will be posted and the application will be published to property owners within 250 feet of the proposed subdivision inviting their comment within a 14-day window. However, all interested parties are eligible and invited to comment.
Your CWNA Board has not had a discussion relative to the pros and cons but is concerned with the transportation and traffic safety issues, absence of common area, a 10-foot street variance street among other considerations.
It is expected the “Completeness Check” will be finished by December 21st at which time the City will issue the Notice of Pending Administrative Review which is when the 14-day comment period begins.

14th Street Improvement Project

Under the Transportation GO Bond, the 14th Street Improvement project team recently completed the 30% design phase. The City Council provided authority for the 30% design, and requested an update upon completion.  The project team will be presenting the 30% results at the December 7th work session.  Contract approval to proceed would take place at a later scheduled meeting in 2017. CWNA will continue to provide our membership with updates about this and other development projects.

As you know, the Urban Growth Boundary (UGB) expansion plan for the City of Bend was approved. The expansion added 2,380 acres of land. Those expansions are distributed on the west, north and south, and northeast and southeast edges of the City.
The UGB plan is a blend of infill and expansion. Changes will arise gradually inside the current boundary and on the edges where the expansion will happen. About 70 percent of the projected growth in housing and in jobs can be accommodated inside the current UGB with expected redevelopment. 

There is a 21-day appeal period. Appeals must be received by December 5, 2016.

Two Bend Planning Commission Positions 

Applications will be accepted until 5 p.m. on Friday, December 16, 2016. 

The City of Bend is seeking applicants to fill two positions on the Bend Planning Commission. Committee members are appointed by the City Council for four year terms to review and make recommendations regarding land use matters.

The City Council recently adopted the expanded Urban Growth Boundary (UGB) and along with it, new policy direction set forth in the Comprehensive Plan. The Planning Commission will play a crucial role in implementing the new direction. Familiarity with those concepts is desirable.
