Epperson Community Update
 

As the Epperson community continues to grow, we’re expanding on community amenities and in turn communicating these future enhancements.
 
Here’s an update on Epperson’s amenities:
  • One of the most exciting new amenities is being planned for the King Lake area. This amenity is in the design phase, and it will be available to all residents – as all Epperson amenities are – when it opens. We look forward to sharing further details about it later this summer.
     
  • Dynamic flashing speed signs for Yale Harbor Drive (1 sign northbound & 1 southbound) have been ordered to reduce speeding along this road. The signs will be installed as soon as they arrive, which is expected to take a few weeks.
     
  • Maintenance of iLight smart solar streetlights is complete. Our team will be checking the iLights’ function over the coming days, and you can expect to see an online form soon to report future iLight outages.
     
  • New soccer goals are coming soon to the event lawn on Epperson Blvd.
In addition, Lagoon management shared information on July 16 about new benefits at the Lagoon for residents, like early access hours and a Residents Only area. Two resident appreciation events have been scheduled in August and September.  
 
 
Register for CDD & HOA communications
 
Spanning over 2,000 acres, the Epperson community has three different community development districts (CDDs). No matter what CDD you are a part of, all Epperson amenities are available to all residents.


 
The Epperson community map (above) shows the boundaries of the three CDDs: Epperson homeowners should register online with their CDD to receive meeting notifications, communications and community updates. The CDD also provides gate access through a clicker or key fob.
 
The CDDs have a different role than the homeowners association, so it’s important to register for the Epperson HOA (artemislifestyles.com/community/epperson/) too. The HOA also sends communications and community updates to its members, like notifications about streamlining your bill-paying process. Epperson Lagoon fees are now collected with the homeowners’ assessment, meaning you only have one payment (instead of two) starting with the Quarter 3 payment.
